Position: Senior Business Development Executive – Land Acquisition (Salary up to RM5,500)
Responsibilities:
(A) Business Development & Administration
1. Business Growth Strategy Development
- Review the company’s current business plan and identify areas for improvement.
- Develop strategies and plans to drive business growth, ensuring alignment with the company’s goals.
2. Business Development Planning
- Draft and implement a business development plan, detailing strategies for acquiring new business, land, and property investments.
- Explore new opportunities through direct acquisition, joint ventures, and other business channels.
3. Deal Screening and Evaluation
- Analyze market strategies, assess deal requirements, and evaluate potential deals, considering risks, costs, and benefits.
- Identify business acquisition opportunities and new investment possibilities.
4. Negotiation and Deal Finalization
- Develop negotiation strategies, assess partner needs and goals, and handle risk management.
- Finalize contracts for new business deals, ensuring smooth integration with business operations after contract signing.
5. Market Research & Data Compilation
- Conduct market research on the property sector, including demographic, economic trends, and property news.
- Build and maintain databases that provide insights into market conditions, trends, and competitor activity.
6. Land Acquisition & Proposals
- Assess potential land acquisition proposals, both solicited and unsolicited, including pocket and strategic lands.
- Develop execution strategies for land acquisition proposals approved by the management, ensuring optimal outcomes.
7. Reporting & Documentation
- Create standard presentations, minutes of meetings, and reports for internal departments.
- Standardize templates and processes for departmental use across the company.
8. Business Relationships & Networking
- Build and maintain relationships with land agents, brokers, valuers, and other key stakeholders.
- Ensure a continuous flow of information related to market trends and land acquisition opportunities.
9. Confidentiality & Internal Coordination
- Maintain strict confidentiality regarding company documents and proprietary information.
- Perform ad-hoc tasks as assigned by management to support company operations.
(B) Financials
1. Feasibility Studies & Presentations
- Lead feasibility studies for all land identification and project initiatives.
- Present findings and recommendations to management to guide decision-making.
2. Coordination and Documentation
- Compile and coordinate documentation necessary for feasibility studies and business development proposals.
- Work with internal departments to prepare and present new business proposals.
3. Financial Modelling & Analysis
- Utilize financial modeling tools to support land acquisition decisions.
- Present financial analyses that assist management in making informed decisions regarding business development opportunities.
Requirement:
- Education: Professional Certificate, Diploma, or Bachelor’s Degree in Business, Economics, Management, Finance, Valuation/Real Estate Management, Quantity Surveying, or a related field.
- Experience: A minimum of 2-3 years of relevant experience in the property or real estate industry.
- Languages: Fluent in English, Bahasa Malaysia, and Mandarin (Preferred)
- Core Competencies:
- Strong knowledge of property investment and valuation principles.
- Ability to work independently, prioritize tasks, and achieve objectives.
- Excellent problem-solving, leadership, and analytical skills.
- Strong interpersonal and communication skills with solid financial and business insight.
- Preferred Experience:
- Experience in property valuation and familiarity with the Malaysian land and real estate market.
- Familiarity with Malaysian property development management and financial modeling for real estate projects.
- Additional Qualities:
- Strong work ethic, attention to detail, and confident presentation skills.
- Excellent negotiation and conflict resolution abilities.
- Other Requirements:
- Own transport and willingness to travel.
