About the position:<\/strong><\/p>\n\n\n\n

Lead and drive the overall leasing and A&P strategy for assigned commercial retail developments and township components, ensuring optimal tenant mix, sustainable rental growth, strong asset positioning, and achievement of financial and operational targets.<\/p>\n\n\n\n

Responsibilities<\/strong>:<\/p>\n\n\n\n

1. Leasing Strategy & Portfolio Management<\/strong><\/p>\n\n\n\n

    \n
  1. Develop and lead leasing strategy, trade & tenant mix planning, and commercial positioning in line with overall development concept and business objectives<\/li>\n\n\n\n
  2. Drive portfolio occupancy, rental yield, and income growth targets<\/li>\n\n\n\n
  3. Identify and secure anchor and key tenants to strengthen asset value and market positioning<\/li>\n<\/ol>\n\n\n\n

    2. Business & Financial Performance<\/strong><\/p>\n\n\n\n

      \n
    1. Accountable for leasing revenue, occupancy rates, rental negotiations, and budget performance<\/li>\n\n\n\n
    2. Prepare and present leasing strategy, financial projections, and performance reports to Management<\/li>\n\n\n\n
    3. Monitor leasing KPIs, tenant sales performance (for GTO Tenancies), and market benchmarks to drive continuous improvement<\/li>\n<\/ol>\n\n\n\n

      3. Tenant & Market Management<\/strong><\/p>\n\n\n\n

        \n
      1. Build and maintain strategic relationships with key retailers, brands, agents, and business partners<\/li>\n\n\n\n
      2. Track and analyse market trends, competitor positioning, and consumer behaviour<\/li>\n\n\n\n
      3. Proactively identify new business opportunities, trade categories, and emerging trends<\/li>\n<\/ol>\n\n\n\n

        4. Deal Structuring & Negotiation<\/strong><\/p>\n\n\n\n

          \n
        1. Lead negotiations on commercial terms, lease terms, rental framework, incentives, and tenancy agreements<\/li>\n\n\n\n
        2. Ensure all deals are aligned with financial targets, risk parameters, and company policies<\/li>\n\n\n\n
        3. Oversee full leasing process \u2013 from sourcing, negotiation, documentation to handover<\/li>\n\n\n\n
        4. Work closely with Fit-out Team to deliver and manage Tenants Fit-out Submission<\/li>\n<\/ol>\n\n\n\n

          5. Project Development & Cross-Functional Leadership<\/strong><\/p>\n\n\n\n

            \n
          1. Collaborate closely with Project, Design, Planning, and Operations to ensure leasing requirements are embedded in development design<\/li>\n\n\n\n
          2. Provide input on retail placemaking, retail zoning, traffic flow, and experiential elements<\/li>\n\n\n\n
          3. Support township activation strategy through integrated leasing and marketing approach<\/li>\n<\/ol>\n\n\n\n

            6. Advertising & Promotions (A&P) Strategy<\/strong><\/p>\n\n\n\n

              \n
            1. Lead the development and execution of annual A&P strategy<\/li>\n\n\n\n
            2. Drive footfall, tenant sales, and brand positioning through targeted campaigns and initiatives<\/li>\n\n\n\n
            3. Oversee budget planning, ROI analysis, and optimisation of marketing expenditures<\/li>\n\n\n\n
            4. Establish partnerships with media, agencies, sponsors, and community stakeholders<\/li>\n<\/ol>\n\n\n\n

              7. Digital & Brand Management<\/strong><\/p>\n\n\n\n

              1. Oversee digital marketing strategy, social media positioning, and online engagement<\/li>\n\n\n\n
              2. Ensure consistent branding across all marketing channels and developments<\/li>\n\n\n\n
              3. Leverage digital platforms to enhance customer experience and tenant visibility<\/li>\n<\/ol>\n\n\n\n

                8. Team Leadership & Capability Building<\/strong><\/p>\n\n\n\n

                1. Lead, mentor and develop the leasing and marketing team to achieve high performance<\/li>\n\n\n\n
                2. Establish clear KPIs, performance tracking, and continuous capability development<\/li>\n\n\n\n
                3. Drive a strong result-oriented and commercially focused team culture<\/li>\n<\/ol>\n\n\n\n

                  9. Governance & Compliance<\/strong><\/p>\n\n\n\n

                  1. Ensure compliance with leasing SOPs, ISO requirements, and documentation standards<\/li>\n\n\n\n
                  2. Maintain proper control on lease documentation, audit requirements, and reporting integrity<\/li>\n<\/ol>\n\n\n\n

                      The salary for this position is up to RM 12,000.<\/p>\n\n\n\n
