About the position:
Lead and drive the overall leasing and A&P strategy for assigned commercial retail developments and township components, ensuring optimal tenant mix, sustainable rental growth, strong asset positioning, and achievement of financial and operational targets.
Responsibilities:
1. Leasing Strategy & Portfolio Management
- Develop and lead leasing strategy, trade & tenant mix planning, and commercial positioning in line with overall development concept and business objectives
- Drive portfolio occupancy, rental yield, and income growth targets
- Identify and secure anchor and key tenants to strengthen asset value and market positioning
2. Business & Financial Performance
- Accountable for leasing revenue, occupancy rates, rental negotiations, and budget performance
- Prepare and present leasing strategy, financial projections, and performance reports to Management
- Monitor leasing KPIs, tenant sales performance (for GTO Tenancies), and market benchmarks to drive continuous improvement
3. Tenant & Market Management
- Build and maintain strategic relationships with key retailers, brands, agents, and business partners
- Track and analyse market trends, competitor positioning, and consumer behaviour
- Proactively identify new business opportunities, trade categories, and emerging trends
4. Deal Structuring & Negotiation
- Lead negotiations on commercial terms, lease terms, rental framework, incentives, and tenancy agreements
- Ensure all deals are aligned with financial targets, risk parameters, and company policies
- Oversee full leasing process – from sourcing, negotiation, documentation to handover
- Work closely with Fit-out Team to deliver and manage Tenants Fit-out Submission
5. Project Development & Cross-Functional Leadership
- Collaborate closely with Project, Design, Planning, and Operations to ensure leasing requirements are embedded in development design
- Provide input on retail placemaking, retail zoning, traffic flow, and experiential elements
- Support township activation strategy through integrated leasing and marketing approach
6. Advertising & Promotions (A&P) Strategy
- Lead the development and execution of annual A&P strategy
- Drive footfall, tenant sales, and brand positioning through targeted campaigns and initiatives
- Oversee budget planning, ROI analysis, and optimisation of marketing expenditures
- Establish partnerships with media, agencies, sponsors, and community stakeholders
7. Digital & Brand Management
- Oversee digital marketing strategy, social media positioning, and online engagement
- Ensure consistent branding across all marketing channels and developments
- Leverage digital platforms to enhance customer experience and tenant visibility
8. Team Leadership & Capability Building
- Lead, mentor and develop the leasing and marketing team to achieve high performance
- Establish clear KPIs, performance tracking, and continuous capability development
- Drive a strong result-oriented and commercially focused team culture
9. Governance & Compliance
- Ensure compliance with leasing SOPs, ISO requirements, and documentation standards
- Maintain proper control on lease documentation, audit requirements, and reporting integrity

The salary for this position is up to RM 12,000.
